As I watch this market and all the new variables we must consider, it concerns me that home buyers and sellers are holding onto the past. Having lived and worked as a Realtor since 1980, I have seen a great number of changes. Most have been very good for our industry and have actually elevated the public's view of Realtors! Recent changes will also become a new standard of operating. The consumer is better protected than they ever have been. Disclosures from all parties on all levels will only enhance our successfully assisting both buyers and sellers to make cleaner and easier transitions. Now, if they can only find someway to pack the boxes and move the furniture! Let us know what your thoughts are on the changes. Economically, Oklahoma has never been in a better place!

Lark's Blog Has this been an interesting year or what? After many years of riding the fast and furious wave of good times in the real estate market, we are now having to adjust our methods and mindset to accommodate the "new economy". We can certainly understand why home buyers are holding back, but don't understand why more able buyers are not in the market. The interest rates are great, the selections are numerous and the prices are tempting. If you have good reason to "sit on the fence" I would love to hear your view. Let me know what you think is going to happen in the immediate and near future. I have put my own house on the market and can't wait to go shopping for a new home. The purchase or sale of a home is one of the most complicated business transactions most people will be involved in during their lifetime. Whether the print is large or small, there is a lot of it! The purchase agreement covers not only the price of the property, but has many paragraphs governing the terms under which it will be conveyed to the new owners.
When you list your home for sale or when you begin your search for a new home, ask your real estate agent for a copy of the standard sales agreement. Familiarize yourself with the document ahead of time, and make certain you understand the responsibilities of both parties between the initial meeting of the minds and the closing date. You should be aware of all of the deadlines in the purchase agreement. Each contract is different, but there are usually time limits covering the structural contingency, the financing application, the loan commitment, and the closing.
You greatly increase the chances of a smooth transaction by being fully informed about the sales contract.
